Every agent has clients who need a property manager: the buyer who bought a Naples condo to rent seasonally, the seller who decided to lease instead, the out-of-state owner who needs someone local. Most agents hesitate to refer them, because the manager who takes the lease will be the broker who takes the sale. That is not how we work. Alpizar Property Management manages the residence; the client remains yours for every future sale and purchase, in writing, and you are paid a referral fee for the placement.

How the Client Stays Yours

The referral agreement does two things. It sets the referral fee we pay your brokerage for the management placement, and it records that the client is your client for real estate: if the owner later decides to sell the managed residence or buy another, we refer them back to you rather than represent them ourselves. Our brokerage, Alpizar & Company, sells luxury waterfront property in Naples; it does not solicit the owners you send us. That commitment is in the agreement, not just on this page.

Property Management Referrals — Frequently Asked Questions

Will you try to sell my client's property?

No. The referral agreement records the client as yours for future sales and purchases. If the owner asks us to sell the residence or buy another, we refer them back to you. We manage; you sell.

How and when is the referral fee paid?

To your brokerage, on execution of the management agreement with your client. The amount and terms are set out in the referral agreement you sign before we make contact.

What kinds of properties can I refer?

Residential condominiums, villas and single family homes in Naples' coastal and North Naples neighborhoods, Palm River, Bonita Springs and Marco Island, for annual leasing, seasonal rental or home watch. We do not manage properties in Lee County beyond Bonita Springs, commercial property, or large multifamily.

Can I refer a client who is buying an investment property?

Yes, and it is the most common referral we receive: the buyer closes with you, and the residence comes to us for management from day one. We can also provide a rental analysis during your client's due diligence so they know what the property will earn before they close.

Do you accept referrals from out-of-state agents?

Yes. Out-of-state owners are much of our portfolio, and their home agents are among our best referral partners. The agreement and the fee work the same way regardless of where your license is held.
