Where New Homes Are Being Built
Most new construction is in the central and eastern units, where builders put up homes of about 1,700 to 1,850 square feet on 1.14- to 2.73-acre parcels. The inner units between Collier and Wilson Boulevards trade very differently: fewer homes, custom builds above 3,000 square feet, and medians above $1.6 million. What New Construction Costs
The heart of the market is narrow. Of the 220 new homes sold, 99 closed between $500,000 and $600,000, most of them three-bedroom, two-bath homes on 1.14 to 2.5 acres. Above $1,000,000 the market thins to a few dozen sales a year, almost all of them custom homes between Collier and Wilson Boulevards; see Golden Gate Estates luxury homes. New and resale sales by price, twelve months to September 30, 2026:
| Price | New | Resale |
|---|---|---|
| Under $500K | 28 | 174 |
| $500K–$600K | 99 | 126 |
| $600K–$750K | 45 | 102 |
| $750K–$1M | 22 | 63 |
| $1M–$2M | 19 | 36 |
| $2M and up | 7 | 10 |
New or Resale
A new home costs little more than a resale of the same size here. The difference is in what comes with it. New homes took longer to sell but held closer to their original price, and only 12% of them were sold with a pool, against 36% of resales. Most buyers of a new home in the Estates are budgeting to add the pool, the screen enclosure and the outdoor kitchen themselves; see Golden Gate Estates pool homes for what a pool adds at resale.
| Measure | New | Resale |
|---|---|---|
| Median Price | $575,000 | $565,000 |
| Per Sq Ft | $331 | $321 |
| Median Size | 1,781 sq ft | 1,812 sq ft |
| Days on Market | 70 | 47 |
| Sold vs. Asking | 96.6% of original price |
94.6% of original price |
| With a Pool | 12% | 36% |
Builders in the Estates
The builders named most often in Golden Gate Estates new-construction listings over the past two years are Affinity Homes, Seagate Development Group and Terranova Construction Group, alongside custom builders such as NeoLux Group, Gulfstream Homes and Knauf Koenig Group. Most homes are built on speculation and listed during or after construction; others are built to order on a lot the buyer already owns, the route covered in building a home in Golden Gate Estates. Either way, compare the specification sheet line by line: impact windows and doors, roof material, slab elevation, well and septic capacity, driveway and fill are where finished homes at the same price differ most.
What to Check Before You Buy New
- Permits and certificate of occupancy — confirm final inspections have passed and the certificate of occupancy has been issued in Collier County’s permit records.
- Well and septic — ask for the well water test and the septic permit and inspection, and where the drain field sits on the lot.
- Elevation and flood zone — request the elevation certificate; flood zones vary from parcel to parcel and set the cost of insurance.
- Uplands and wetlands — on parcels with wetland areas, the buildable footprint and any future pool, garage or guest house depend on what was permitted.
- Warranty — get the builder’s warranty in writing, with what it covers, for how long and who handles claims.
- Room for the extras — if a pool, detached garage or barn is in your plans, confirm the setbacks and septic location leave space for it.
Collier County impact fees are assessed on the building permit and paid before the certificate of occupancy, so on a finished home they are already built into the price. On a home built to order they are part of the build budget: roughly $24,000 to $25,000 for a typical Estates home under 4,000 square feet on a well and septic system, at 2026 rates. See Collier County impact fees for the full schedule.
