What Land Costs by Size

Price follows acreage, but not in a straight line. A 1.14-acre homesite sold for a median of $75,000, while parcels of five acres and more sold for $282,500, less per acre than the smaller lots. Land sales by parcel size, twelve months to September 30, 2026:

Where Land Sells

Most land changes hands east of Wilson Boulevard, where lots are plentiful and the median sale stays below $150,000. West of Wilson, toward Collier Boulevard and the coast, there is far less vacant land and it costs more: lots with SW addresses sold for a median of about $159,000 an acre, more than twice the rate east of Wilson. Why Two Lots the Same Size Sell Far Apart

The 107 homesites of 1.14 to 1.25 acres that sold last year ranged from $15,000 to $340,000. The difference is rarely the acreage. It is how much of the parcel is upland and buildable, whether it fronts a paved road, whether it has been cleared or filled, how far it sits from Collier Boulevard, and whether a survey, a wetland determination or permits already exist. Those details decide what a lot is worth, and they do not show in a listing photo.

A Buyer’s Market for Land

With 396 lots listed and about 30 selling each month, there is roughly 13.1 months of land for sale. Lots sold at a median of 91.4% of their final asking price, after a median 62 days on the market, and over the past two years more land listings expired or were withdrawn than sold. Buyers have room to negotiate, and sellers do best when the price reflects the parcel’s uplands and access from the start.

What to Check Before You Buy

  • Uplands and wetlands — find out how much of the parcel is buildable and whether a wetland determination already exists; parcels with wetlands can need environmental permits before clearing. Wetlands 101 explains how to tell.
  • Survey and flood zone — a current survey and the flood zone tell you how much fill the homesite needs to reach the required elevation.
  • Septic and well — septic systems are permitted through the Florida Department of Health in Collier County after a site evaluation; most parcels also need a private well.
  • Road and access — confirm the parcel fronts a maintained road and how the driveway will reach the homesite.
  • Clearing and building costs — budget for clearing, fill, the driveway, well and septic, and Collier County impact fees, roughly $24,000 to $25,000 for a typical home on a well and septic system, assessed on the building permit.
  • Horses and outbuildings — Estates zoning allows up to two horses or other hoofed animals per acre, with setbacks for barns and shelters; see Golden Gate Estates horse properties.

Buyers ready to build can follow the six steps in building a home in Golden Gate Estates. Buyers who would rather skip the build can compare new construction in Golden Gate Estates, where most finished homes sit on the same 1.14- to 2.73-acre parcels.

Owners of Estates land weighing a sale can start with a confidential valuation, and the full picture of the area is on the Golden Gate Estates guide.

Check how much of the parcel is upland, whether a wetland determination or permits already exist, the survey and flood zone, septic suitability, road access, and the cost of clearing, fill and impact fees. Contact Alpizar & Company at (239) 438-1102 to review a parcel before you make an offer.

Sales are from Naples Area Board of REALTORS® MLS records of Golden Gate Estates land, October 2024 to September 2026, with listings as of October 10, 2026, compiled by Alpizar & Company. Uplands, wetland status, permits, utilities and flood zones vary by parcel and should be verified with Collier County and the relevant agencies before purchase.
