July was the second-lowest monthly gain for luxury condos in 2026 — meaning the first half of the year was even stronger. Cash buyers and equity-driven purchases are fueling the surge.

The Naples luxury market data we shared last week told a compelling story. But new statewide data from Florida Realtors® puts that story in an even broader context — and the numbers are striking.

According to Florida Realtors' August 2026 housing market report, luxury home sales across the entire state of Florida posted strong gains in July. Closed sales of condominiums and townhouses priced at $1 million or more rose more than 31% compared to July 2025. Single-family home sales above $1 million climbed more than 27% year over year. The $500,000 to $1 million condo segment also surged, with sales up 24% from the prior year.

July Was Actually the Weakest Month for Luxury Condos in 2026

For Naples specifically, this explains the continued demand for beachfront condominiums and the early traction we are seeing in landmark new developments. Naples Beach Club, Rosewood Residences, and The Halcyon are all attracting buyers who fit the profile described in the Florida Realtors data — cash-capable, lifestyle-motivated, and largely indifferent to mortgage rate fluctuations.


What This Means for Naples Luxury Buyers

The statewide data reinforces what the Naples numbers already showed — the luxury market is not cooling, and there is no data-supported reason to expect it to. Buyers who are waiting for a price correction in the Naples luxury waterfront segment should understand that the underlying demand driver is not rate-sensitive. It will not be unlocked by a Federal Reserve decision. The buyers competing for the same properties you want are largely cash buyers motivated by lifestyle — and they are active year-round, not just during season.

The normalization of pricing we noted in the Naples report — fewer price reductions, more accurate initial pricing — suggests the market has found a sustainable equilibrium. This is a healthier environment for sellers than the volatile peaks of 2021-2022, and considerably stronger than the buyer-friendly conditions of 2024-2025.
