STRATEGY

After reviewing what is available in the $450,000-$475,000 price range, I feel comfortable going back on the market at $475,000.

This is an active competition pricing strategy... if we price the home based on closed sales, I feel we would be at a lower price range and I want to give the property a chance to sell at a higher price point even if it means we are on the market a few weeks longer since you really do not have an urgency to sell immediately.

With proper marketing and open houses we should get a good amount of interest and showings... which will lead to feedback. Once we are on the market for a couple of weeks we should have enough feedback to adjust accordingly.
